Question: How busy is our current Fitness Center?

     Answer:  The  Master  Plan  was  not  developed  for  purposes  of  building  a  new  Fitness
     Center. The need to build a new Fitness Center at this time comes about because of the
     need  to  expand  the  kitchen  into  the  Administrative  space.  We  need  to  be  careful  in
     assessing  the  use  of  our  current  Fitness  Center.    There  has  been  a  large  turnover  of
     homes in our community in the past two years.  We were also faced with the pandemic.
     During this time, we limited access to the Fitness Center.  Furthermore, many people have
     been reluctant to use an indoor fitness facility.  That being said, during the period from
     the middle of April through July 2021, on our busy days between 30 and 33 people have
     come  into  the  Fitness  Center  to  use  the  equipment.    There  were  times  where  up  to  8
     people were in the Fitness Center at one time.  Since a portion of the Aerobics Room has
     been used to take virtual classes, we have 16 families that regularly use the spin bikes.
     We  have  20  people  who  have  taken  Pilates  classes.    These  numbers  show  use  of  the
     Fitness Center both during COVID and outside of Bocaire’s busy season.  Certainly, once
     the pandemic comes under control and we get into Bocaire’s busy season, these numbers
     will only increase.



     Question: How busy are our massage services?

     Answer:  Even  with  COVID,  the  number  of  people  in  Bocaire  using  the  services  of  our
     Massage Therapist April through July 2021 has increased over 225% when compared to
     2019. It is a regular occurrence that the Massage Therapist is fully booked on the days
     she works at Bocaire.




     Question:  Why do we have to have a new Cart Barn to be able to put the Fitness
     Center on the second floor?
     Answer:  The existing Cart Barn was not designed to put a second floor on top.  It is also
     not  up  to  current  code.  Our  current  Cart  Barn  does  not  hold  enough  carts  to  meet  the
     needs of our Members and Sponsored Guests during peak times. The number of carts that
     the  new  Cart  Barn  can  accommodate  will  be  increased  to  meet  Members’  and  guests’
     needs.



     Question:  Where else could the Administrative Office be located rather than in
     the space of the existing Fitness Center?

     Answer:   There is nowhere else that the Administrative Office could be located when it

     moves from its current location.


     Question:  Why can’t we just add a second floor to the Clubhouse?


     Answer:   We  have  asked  the  Professionals  this  question.    We  would  need  to  perform
     major renovations of the structure of the clubhouse, which is cost prohibitive, in order to
     have the proper foundation to support a two-story structure.  This would be more costly to
     do than moving forward with a new Cart Barn with a second floor for the Fitness Center.
