 funding from individual lessees, did you expect those items not listed nor costed for in the Schedule of Works (Emergency Lighting etc) to be paid for?
You, yourself, sourced quotations from various contractors for these additional works but you may recall that your final preferred Wade quote, based exactly on the Schedule of Works you obviously approved, which all other contractors tendered against, amounted to £219,000 to include vat and fees (but no additional works etc). One can only imagine how much more that £219,000 would have risen to, had all the additional works also been added on. The very same situation was with your final preferred contractor, AR Lawrence, for a more affordable £105,000 including vat and fees (thankfully 50%+ cheaper than Wade) but again with none of the additional workings which MHML accomplished at no additional cost to lessees from sensible common sense savings made from the £105,000 budget with admittedly a small £858 overspend. We have already established that you did not appreciate that additional required workings were NOT in the Schedule of Works and that they were NOT considered to be in the Schedule of Works as they were unaffordable with only £98,000 available in Reserves which anyway required a £2000 per lessee contribution to properly fund and leave some slack in Reserves for contingencies etc. Thankfully, due to MHML's very careful and considerate project management, no contingency arose or spent, nor any request made for additional funding from lessees for the additional works, save for the two, 100% VOLUNTARY contributions subsequent to 100% VOLUNTARY AGREEMENT from all 9 lessees to firstly proceed and secondly to proceed without reference to S.20 Notices in the sole interest of expediency and economy for the
