Decks
Deck Configuration:
Corners are to be either square (90-degree angles) or 45-degree angles.
Any changes to the deck configuration will require a Reston Association Design Review Board application with approval.
Deck Railing:
Deck railings may be simple wood or cable railing.
Simple wood railings must be wooden vertical 2” x 2” pickets with double horizontal trim (fascia) boards at both
top and bottom, have a sweep space (i.e., pickets may not extend to the deck floor), and a flat cap board.
Center channel construction is allowed, eliminating the need for horizontal trim boards.
Cable railings must be a stainless- steel, horizontal cable railing system in a silver color.
Privacy Screening:
Homeowners must apply, with neighbor notification, to the DRB for review and approval of privacy screening on
decks.
In general, deck privacy screens are permitted only along the sides of decks and must be visually and structurally
integrated with the deck and deck railing using common design elements.
Screens must be made of wood lattice, must be framed on both sides, and must conform with the color of the deck.
The maximum height for privacy screens is three (3) feet above the railing of the deck.
Ground-Level Deck Enclosures:
Ground-level decks may have under-deck lattice. It must be properly recessed, framed, and left to weather naturally.
with the following stipulations:
1. All decks on the same elevation must be identically finished;
2. If a deck is painted/stained, all elements of the deck (cap board, pickets, fascia, support posts, support structure, etc.)
must be painted/stained.
3. The original builder gray and off-white colors may not be used on new decks;
4. Decks with the original builder colors must be brought into conformance with the existing color palette when repainting/
restraining, and/or replaced.
5. Deck railing may be painted/stained to match the approved house trim color and all other elements of the deck may
be paint/stained to match the approved house siding color.
6. Upper and lower decks, including stairs on the same house façade must be constructed and painted in the same
manner. The only exception is if one or both decks were originally painted by the developer in a color not matching
either the siding or the trim of the house.
7. Decks that are not in conformance with the current Association standards, such as those originally painted by the
developer, must be brought into conformance upon replacement, major reconstruction or prior to resale.
8. A DRB application must be submitted for approval is required for any new or replacement decks.
