Construction Manager
In 2021, the Club hired Boszko & Verity (B&V) as Construction Manager.
B&V has been working hand-in-hand with our architects and team of consultants. They prepared the Class C estimate which was
presented at last June’s Town Hall meeting. Since then, the RPC approved the final layout earlier this fall and we are now
presenting a Class B estimate for this project (page 35).
A Class B estimate, as defined by Public Services and Procurement Canada, is based on design development drawings and outline
specifications, which include the design of all major systems and subsystems, as well as the results of all site/installation
investigations; Class B estimates are developed during the Design Phase.
This will be the last estimate before tendering (early 2024).
Permits & Zoning
The Renovation Project does not require Site Plan Approval from the City. A Heritage permit will be required under the Ontario
Heritage Act because the club is designated, but Heritage Staff have signalled their firm support for the project.
The Club has received a zoning certificate from the City and the project may proceed as-of-right. The consultants will be filing
construction and renovation permits shortly.
