We are working with American State Bank and IMA on the building at 430 East Douglas, a 5‐
story Headquarters facility for IMA and a branch on the first floor for ASB. We have designed
headquarters for Lyons Federal Bank in Lyons and MB Foundation in Hillsboro that also provide
large spaces for their community events and use. Both buildings were 2‐story structures and
Lyons included drive‐thru lanes as well. Intrust Bank, Heartland Credit Union, Meritrust, and
others are all on our list of very happy clients. We hope we can add you and your client to that
list!
All that said, our understanding of your project is that you are in the early stages of defining the
scope and it will be broken into phases. Starting off with Phase 1A, we will plan roughly a 4 to 6‐
week schedule to get the scope definition clarified, kicking‐off with discovering the basic outline
of the team, needs of the client and review of the preliminary work you’ve already
accomplished. This will include 3 meetings in McPherson and we recommend (if possible) that
we visit other buildings of similar size and type in the surrounding communities. We will
establish specific goals and anticipated hurdles and generate a roadmap that defines the client’s
needs and wishes, establishes the total square foot requirement, estimates space allocation,
identifies expansion or tenant space, site placement and overall parameters of the project.
During this time, we will assist PLi with budgeting efforts as well.
Phase 1B will follow with another approximately 8‐week schedule including bi‐weekly meetings
as we develop building floor plans, review codes and city planning requirements, site plans, and
other schematic design and design development initiatives as outlined in the RFP.
Once the total project scope is determined and an overall approved budget is set, we will move
to Phase 2. Continuing bi‐weekly meetings, we will finalize the drawings and prepare for the
construction phase. We will walk with you throughout the construction phase culminating with
a substantial completion walk‐through and punch list, final completion walk‐thru, and one‐year
post construction follow‐up.
We will use BIM modeling technology for all aspects of this project, from early design planning
through construction documents. Our typical process includes walk‐thru/fly‐thru imagery so
that you can get a realistic feel for how the building is developing. This is standard procedure for
us and is included in our fees. We are happy to discuss video and other graphic design
assistance for marketing purposes as well.
