Re: McPherson Bank/Mixed‐use Project ‐ PROPOSAL
Thank you for the opportunity to submit our proposal for your new mixed‐use bank and office
project in McPherson. Our proposal is based on our understanding of your project scope and
the architectural services you desire as outlined in the RFP dated October 21, 2020.
PROJECT SCOPE
Programming, research and scope clarification along with full schematic design, design
development, construction documents and construction administration for a new two or
three‐story building (possibly 15,000 SF ‐ based on additional conversations) with drive‐
thru banking lanes. AE services will be delivered in multiple phases: Phase 1A, Phase 1B
and Phase 2 as outlined in the referenced RFP. Probable Construction Cost is to be
determined by the end on Phase 1A. The costs will be firmed up by PLi with assistance
from the design team.
BASIS FOR PROPOSAL
Site is properly zoned and platted for the project.
Civil engineering is not included in architectural fees.
Architectural site planning and concepts to assist civil engineer are included in
architectural fees.
Building will be designed in accordance with applicable local codes.
Mechanical, Electrical and Structural engineering are included in architectural fees.
Construction contract is to be with PLi.
Following Owner approval of project design, any substantial changes requested after the
start of construction documents will be charged additional, on an hourly rate basis. Those
particular items will be re‐negotiated to our mutual satisfaction.
