             NEGOTIATION


         A home sale is a legal transaction. Thus, the seller and buyer need to negotiate. As real estate agents, we will
         handle all of the negotiations, but a FSBO seller would have to negotiate themselves. A real estate agent or
         FSBO seller will have to negotiate with the buyer, buyer’s agent, buyer’s attorney, the home inspector, the
         appraiser and the bank. A FSBO seller will have to strategize by themselves and rely on their own expertise or
         hire an attorney. Dave Ramsey, a real estate investor, personal finance personality, and best-selling author,
         has said that even with 30 years of experience under his belt as a real estate investor if he were selling his
         home, he would hire a real estate agent. As real estate brokers we are actively selling homes and know the
         market in this area – we are the experts when it comes to selling a home. In your lifetime if you sold all of
         your homes, you would probably sell maybe three or four, while we help buy and sell over a hundred homes
         a year.



             LEGAL HELP


         Again, selling a home is a legal transaction. Remember that if you choose to sell your home yourself. Unless
         you’re well versed in legal documents, you could end up overlooking a required form or disclosure and end
         up with a lawsuit after closing. A real estate agent knows the legal ins and outs of home selling and can help
         you make sure you don’t end up with a lawsuit on your hands. If you still decide to sell as a FSBO, you would
         want to hire an attorney. We can discuss costs on that and give you referrals if you are interested as we don’t
         want anyone to deal with the legal ramifications we have seen happen when FSBO sellers haven’t had a real
         estate agent or attorney representing them.

         DISCOUNT AGENT VS. FULL SERVICES REAL ESTATE


         BROKER


         Discount agents offer to sell homes for less than standard commission rates. This can be very tantalizing for

         potential sellers, as they are trying to get the most amount possible in pocket for their home. Discount agents
         tend to do the following:


            Press here to sign: they will have you sign a PSA, as all agents selling your home.
            Photos: they will take images of your home. As is, or have you pay for your own staging. They rarely use a
            professional photographer and take images of their own. (as seen our Photos Drones and Video page to
            see the difference).
            Place Sign: they will place a sign in your yard, and maybe do an Open House or two.
            Pray for another agent to sell it: they will wait until another agent sells it.

         the most amount possible, in the least amount of time, with as little stress to you as we can control. That is
         why we cover the cost of cleaning and staging, take professional photos, make open houses an experience,
         and have a team to support you and guide you through the transaction from pre-listing to close.
