LISTING CONSULT EXPERIENCE



         When we meet:


          1. LISTING DETAILS


             We will be going over details of your home, the neighborhood, and looking at comparable homes
             in the area, and chat with you about the market value. Once we have a good idea of what you
             need, we will talk to you about the following services that you may take advantage of before
             listing. Repairs or upgrades. If you are looking to do any repairs or upgrades before listing, we
             have our Platz Home Services division and offer a discount for our residential real estate clients!

         2. STAGING CONSULTATION

            We will have our in-house stager come by your home and help you decide what should be packed
            and what should stay. We can supplement furniture and accessories if needed. With vacant
            homes, we typically stage the living room, dining room, kitchen, master bedroom and master
            bath.


         3. HOUSE CLEANING

             We will have your house professionally cleaned before listing, and again after close. Before list
             cleaning is a surface clean, move out cleaning would include appliances and inside cabinets. We
             know how stressful the listing and move out process can be and want to take care of this part for
             you.

         4. PROFESSIONAL PHOTOS

             We will have a professional photographer take interior and exterior photos of your home. If you
             have a property that would benefit from drone photos that will also be done. The photographer
             will use the photos to create a virtual tour of the home. We will get your approval on photos
             before moving using them.

         5. SIGN POST INSTALL


            Before list date, call before you dig professionals will be at your property so we can ensure we will
            not create any damage when sign post is installed. Sign post will be installed soon after. We will
            place sign on post and fill flyer box on the day your home is active on the MLS.


         6. PAPERWORK
             With real estate transactions there is always paperwork. Some of it we will take care of at our
             consult. The rest will be sent to you from our Transaction Coordinator to Authentesign. If you are
             unable to do online paperwork we are happy to arrange alternatives.

         7. MARKETING


            Before we list we will begin the efforts on marketing your home. This involves prepping the MLS
            for your listing, making flyer drafts for printing, and creating the online marketing campaigns and
            email campaigns that will be started once your home is active on the MLS.
