9. Information Technology: (Provide your Information Technology (IT) capabilities to support
WCSA operations. Response: HMS will provide a demonstration of CINC. HMS’ IT
capabilities include maintaining an integrated system, CINC, which provides comprehensive
online access to reports and records; an integrated Association Web Site for members to
access their account information, pay assessments, review association documents,
schedule tennis courts, and communicate with the board.
10. Staff Level & Skills Desired
a. Manager (CAI certified, PCAM preferred); Personable, well organized, Confident, Able
to make clear & succinct presentations to residents, Board & Committee members, and
others, experience in large community property management Yes
b. Staff (at least one CAI certified non-manager for work on modifications/covenants):
Adaptable, well organized, personable, creative, able to interpret and follow instructions,
reasonable confidence & skill in letter writing. Yes
c. Once Manager & Staff are approved, WCSA will reserve the right to approve changes in
staff and ultimately to terminate the Management Contract if no substitute staff is found
acceptable Yes
11. Publications – HMS is able to submit content for regularly scheduled publications.
12. Measure of Management Performance
a. Submit standards by which the performance of the Management Company should be
gauged and the suggested timing/method of reviewing performance. Response: see
Exhibit A (attached)
