                       RESPONSE: Management companies do not “bond” employees.  Risk management is
                       addressed through insurance. The association (should) have fidelity insurance which
                       covers both the association directors and the management company.

               2. An indication of your ability to provide support for each aspect of the Scope of Services
                   section above. Also indicate services that you typically outsource.
                   RESPONSE: HMS does not outsource any of our core services. HMS provides services to
                   over 163 associations, comprising of approximately 20k homes. The RFP identified many
                   contracted services, such as landscaping, tree services, etc.  These are not typically
                   management company services.

                   One service that is identified in Section 8 – Contract Administration, is OLM – Landscape
                   Inspection.  HMS offers the same inspection and landscape service management for a
                   significantly lower expense.  Our Project Management service offers an economical
                   replacement for OLM. (reference Jim Grant from BA).
