RESPONSE: 1277 homes Financial services; 1067 homes – sewer district invoicing.
The issue of largest community should not really a critical factor. Although WCSA is a
large community, the services and challenges are like other similarly situated
communities. For example, the RFP identifies WCSA sent 800 “first time” covenant
violation letters in 2016. HMS looked at 9 communities totaling 3,947 units, where HMS
conducts monthly covenant enforcement reviews. For the 9 Associations shown below,
there were 7,713 violation letters sent in 2016.

Any Lake Management Experience
RESPONSE: HMS has managed numerous lakes and lake management projects.
Projects have included bank restoration, erosion abatement, dredging/siltation removal
and water quality. Project costs have ranged from a few thousand dollars to over
$400,000.

RESPONSE: Due to contractual confidentiality agreements, HMS does not identify our
clients without their prior approval. Profiles of HMS clients range from single family
residential homes, townhomes, and condominiums of all price points from low $100’s to
1 million plus. Our geographic area extends throughout the metro area from northwest
counties, to Atlanta and eastward to Stone Mountain.
Any Similar Communities to Windward
RESPONSE: Yes, most HMS clients are single family residential communities. Many
have amenities facilities, and a few do not.
a. How Managed
RESPONSE: HMS utilizes a portfolio model, with Association Administrators
cross-trained to service all clients. Further, each Administrator and Manager
work with multiple individuals, providing continuous comprehensive support.
