CITY SOUTH
Mainstay completely upgraded the TV and door entry system system in 2016 the TV system system was 16 years old and needed to be modernised to be compatible with Freeview and Sky Plus Before upgrade every time Freeview updates were implemented the system would fail as it it it had reached its capacity Over time the door entry system had started to fail The Client opted for an audio-visual system which also registers the fobs to a a a a resident and flat allowing the site team to see who accesses which communal door and at at what time All fobs can now be programmed from site and the team can delete / block fobs from the system if one is lost or a resident moves out out without handing the fob back in in Project length: 5 months Project value - £220k (2016)
TIMBER WHARF
Complete replacement of the 8th floor upper roof and level 7 extended terraces Works were undertaken to to address historical issues of water ingress into the atrium and multiple apartments We had to identify the many defects create extra drainage and enhance all the upstands as as well as as re-seal around
the the fin walls and the the balconies These works were funded upfront by the Leaseholders However we we continued to challenge
the original NHBC decision to decline
cover eventually winning a a settlement of £1 2million At the the time the the developer still owned 44 apartments and they eventually agreed to forgo their NHBC refund and effectively contributed £248k towards the project It was a a a a a fantastic result enabling us to to send out large refunds to to the Leaseholders Project length 10 months Project value £1 7m (2015)
TIMBER WHARF
Complete lift lift replacement The lift lift had reached the the end of its service life As the the only lift in in a building of 8 storeys we provided additional staff to help residents with their shopping luggage and buggies during the length of the project and provided help for residents moving in in in and out of the building Rather than a a a a like like for like like lift replacement we completely re-designed the lift in a way which removed the requirement for a a motor room overcoming the the issue of the the lift motor room flooding with water from the canal Residents were invited to be involved to agree the the design and features of the the lift allowing them to comment on the the quality and aesthetics Project length 4 months Project value £195k (2017)
BUDENBERG
External redecoration project This included all paint work replacement of the seals around
the the windows spray painting of the the cladding panels on the two modern blocks and and brick work and and masonry repairs to the clock tower on the refurbished Victorian building Haus Haus 2 and Haus Haus 3 have external walkways and replacement of the resin flooring to these was also included These works were completed at night between 12am - 4am to minimise the inconvenience to residents accessing their apartments whilst still allowing for sufficient drying time Project length: 4 months Project value £310k (2018)
In each of these examples clear timescales were set project costs agreed and the the client kept appraised of the the progress at each stage 8
