HANDLING LISTING PROSPECTS
When speaking with prospects inquiring about listing their property, use the seller introduction script.
Seller Introduction Script
1. How did you hear about me?
2. Why have you decided to sell?
3. Where are you planning on moving to?
4. Have you ever sold a home before? How was your experience?
5. Is there any mortgage information of which I need to be aware?
6. Are you the sole decision maker or is there another person joining you in making
a decision to sell your home?
7. How soon would do need to have your home on the market?
I will begin putting together a Comparative Market Analysis for your home, but it would help
if I could schedule a time to actually see the property. When could I arrange a time to see the
home?
Offer to do a CMA (Comparative Market Analysis) of the local area and set up appointment
Agency Disclosure Script
Before we begin allow me to explain agency disclosure. You are free to work with any agent
or brokerage you choose. Since we don’t have any agreement in place you are technically a customer
and not my client yet; however, I am still bound by confidentiality. So, please rest assured, whether
you choose me as your listing agent or not, anything we discuss will remain confidential.
