               real estate professionals guarantees your exposure is the widest in the industry.  This leads to higher
               probability of selling your home in today’s market when you choose to work with us.
               Changes in the market can always be a challenging, but being one of the most recognizable brands in
               the industry means we’ve seen every type of market, and we know how to get your home sold no
               matter what.

                                               Internet and Marketing Strategy

               Buyers in today’s market are more cautious than ever before. They are concerned, apprehensive, and
               taking longer to act.  This is why having a brand where buyers come to you is a huge advantage for
               sellers.  Because of the internet’s importance in attracting buyers for your home, an effective
               marketing strategy starts online.  More than 90% of home buyers use the internet to search for
               homes.  The first step a buyer will ever take when looking for a home is digital.

               That’s why we have a multi-layer approach to advertising, lead generation, showings, and the
               marketing of your home. We’ll position your home in front of where buyers are looking.  My first job
               is to get your home noticed, which includes strategic placement on MLS, realtor.com, Zillow, social
               media, and user friendly placement on smartphones and tablet devices.

               We want to make it easy for buyers to find your home and connect with us.  Internet buyers want fast
               and easy; they find the information they want or they move on to another site.
               We track our internet traffic and leads, track what buyers are viewing, what stage of the process they
               are in, and how they are responding to our marketing.  This aids us in determining what to send, when
               to send it and when to call, so leads don’t fall through the cracks.

                                                 Discussing the Overall Market

               Now, let’s look at our local market conditions, competition, and inventory so you can better
               understand the current state of the marketplace.

               broken that down in different price ranges.  The average sales price in our marketplace is
               ____________.

               We have a competitive market today.  Homes are selling in today’s marketplace, but we need to be
               price sensitive as it relates to the value of your property in order to appeal to the market.

               Factors like market conditions and competition obviously influence the value of a home, but so do
               interest rates and available financing.  We have very low rates but financing is more restrictive
               compared to how it has been in the past.

               We must also understand the factors that don’t influence marketplace value.  Unfortunately, neither
               the marketplace nor the buyer will be influenced by what you paid for the home.  They also won’t be
               influenced by what you have invested into the home or what you might need to net from the sale.

               I care about your situation and needs, but what I’m trying to say is that the market and buyer
               probably will not.
