Listing Changes
Status Changes
Use a (Change of Status Form signed by the seller or include a copy of email or text authorization) for
any changes to a listing, for example
Price changes (price reduction or increase)
Status changes (hold-don’t show)
Offering bonuses
Extending a listing agreement
Hold-don’t-show
A Hold Don’t Show status may be used for a maximum period of 60 days unless a written explanation is
submitted to the MLS department requesting an extension. The request must include a reason and
number of days the extension is needed.
Bonuses
Bonuses require a Change of Status from with written authorization or proof from the seller. If offering
a bonus to outside selling agents, use the wording below in agent-to-agent remarks in MLS:
“Offering bonus to selling agency in the amount of $________ on acceptable offer. Bonus is good
through ____ (30 day expiration date)”
Price Reductions
If your listing is not getting any activity, recommend adjusting the price. When speaking with the seller
use the Price adjustment roleplay script.

Agent: Hello Mr/Mrs ______. How are you doing? (on phone with Seller)
Seller: Not bad.
Agent: Great. I’m just checking in with you and wanted to give you an update
on your home. I want you to know that getting your home sold is a high
priority to me and we’re doing everything possible to get it sold. Here’s
what we’ve accomplished this week. We’ve looked at the activity on your
home so far and while a number of folks have come through, when we
followed up with the agents representing these buyers, we discovered that
they’ve actually gone and bought another property. So, what the market’s
currently telling us is that we’re priced a little on the high side. I believe
if we adjust the price downward, we’ll be taking a major step in the right
direction and increase our chances of getting your home sold. What would
you like to do as we move forward?
Seller: Well, what do you think?
