Status Sheet (office records)
Earnest Money copy from buyer
Pre-qualification/Proof of funds copy from buyer
Contract – must have one of the following

330 Sales Contract – Lots & Acreage
230 SC Residential Property Disclosure

315 Beachfront Management Act (if oceanfront)

503 Bill of Sale

120 Compensation Agreement
140 Multiple Buyer Disclosure
312 Multiple Offer/Rejection
314 Rejection of Offer without Counter
518 Release of Agreement
Checklist For When Your Listing Sells
Review contracts and documents before uploading them into ZIPforms
Obtain copies of earnest money and proof of funds from the buyer agent
Change MLS Status (the office will handle this change)
Select closing attorney and send them client data and contracts
Negotiate and repair any Inspection requests
Verify the buyer has applied for financing
Keep your seller updated on the buyer’s loan status
Verify CL100 has been completed prior to closing
Arrange for closing date (in-person/mail away)
Verify all contract contingencies have been satisfied
Deliver any earnest money to the closing attorney
Review Closing Document/Settlement Statement prior to closing
Verify walkthrough has been completed if wanted
Attend closing with client or be available for any issues
After Deeds have been recorded Keys can be exchanges to buyers
Retrieve lock box and signs from the listing
Retrieve a copy of the CD/settlement statement with commission check from Buyer’s attorney
Turn all checks and settlement paperwork into the office
