Once you narrow down what area you want to live in, take out a piece of
paper and write down a list of “must haves” and “want to haves”. I’ve
included a “Home Buying Worksheet” on page 10 that I’ve found useful.
Use it if you want or make your own, either way, you need to put the
price in the upper right-hand corner. The price will be based on the
figure given to you from your lender. Why look at properties out of your
price range? Be realistic with the number, your time is valuable, use it
wisely.
Bring it with you when you look at properties, take notes and photos. I
don’t like to look at more than 5 properties a day. After 5 they start to
blend together and the whole process becomes counterproductive.
Here is where a real estate agent will save you time; after your agent
sees what you like and don’t like, he/she can tailor future searches to
meet your specific needs.
Careful buying a property sight-unseen. I’ve done it, but only because
the numbers penciled and I had a real estate agent I TRUSTED.
How do you find homes if you’re not using real estate agent? On-line,
like everyone else. Be aware you will find listings that recently sold or
where never available. It’s the old bait and switch, you call on a listing
an agent has and it’s no longer available. Then you get the “oh wait, I
have one very similar that just came on the market”. Hmm, do I smell
desperation? Maybe, maybe not, just be careful if you go at this alone.
