               Watch your timelines and document everything


               The  RPA  (residential  purchase  agreement)  has  specific  timelines  that
               need to be followed.



               Typically, the seller will have 7 days to provide you with everything they

               know about the property.  You (the buyer), typically have 17 days to
               complete your inspections and request repairs.



               All homes are sold “AS IS”.  Do not get scared by this, if the contract is

               written correctly, you are agreeing to the AS IS clause, but you will have
               time to complete inspections and  request  repairs.  The  seller has no

               obligation to complete the repairs, although this usually spurs some type
               of negotiation.



               If you complete your inspection and find something that needs to be

               repaired, that request is done on paper.  The seller does not have to
               complete any repairs; if this is a deal breaker for you, as the buyer, can
               cancel the contract and look for another home.




               Again,  as  a  buyer,  you  would  really  benefit  by  having  a  REALTOR
               represent you.   I would love for you to hire me, but if you don’t for

               whatever reason, please hire a pro.  The contract can be very confusing,
               you  don’t  want  to  pay  more  than  you  should  or  lose  your  deposit
               because you missed a timeline or signed the wrong document.
