40 feet of screen. Because of these two factors, we partnered with neighborhood associations and
community groups in the target areas of this research to host “Industry Investigator Workshops”
                                                                       15
to conduct surveys onsite to assess the two criteria above.
               Results
The results were aggregated in four large areas of the City of Dallas and a large section of Oak
Cliff: South Dallas, South East Oak Cliff, West Dallas, and Pleasant Grove/Kleberg. The results
are presented first as an overview of all four areas combined, then each area individually. The
results can be further dissected by ZIP Code, census tract, or neighborhood boundaries
depending on the goals of the analysis.

               Citywide Trends

Although the total average compliance issues across the four study areas is almost 60%, based on
our analysis, Table 1 shows the breakdown per research area to highlight the difference in
compliance issues across the city (Figure 4). According to our analysis, all of the study areas
except West Dallas surpass 50% of their industrial uses having some type of compliance issue.
The different compliance issues also should be weighted differently, because theoretically
lacking a specific use permit could be more dangerous to a community than proximity to the
industry, depending on the type of industrial operation.
