Phase II Testing that may be recommended as a result of the Phase I ESA.
ALTA/NSPS Land Title Survey:
CoreStates will contract with a qualified subconsultant to prepare an ALTA survey of the subject site. The
area of the proposed survey is approximately four acres – including the site, as well as the adjacent rights-
of-way of Mulberry St, Franklin Ave, and Linden St, as well as a 30’ overlap on the Raymond Court side.
The survey will conform to the currently established standards for land title surveys as adopted by The
American Land Title Association and The National Society of Professional Surveyors, Inc. in 2021.
Additionally, the survey will cover Items 1, 2, 3, 4, 5, 6, 7a, 7b(1), 8, 9, 10, 11a, and 13 of Table A Optional
Responsibilities. Contours will be depicted at a one-foot contour interval, based on the nearest available
vertical benchmark. Water lines, gas lines, and other utilities will be located and depicted on the final
drawing based on horizontal location of markings to be placed by an outside consultant and visible above
ground evidence on the site. Please note that the depth or pressure of underground utilities will not be
provided as part of this service. Utilities not observed or located utilizing these techniques may exist on
this site but not be shown and may be found upon excavation.
Phase 3 – Construction Documents:
CoreStates will prepare Construction Documents for the proposed project, based on the Final Conceptual
Plan prepared above. The proposed Construction Documents Plan Set is expected to consist of the
following sheets:
Cover Sheet
General Notes Sheet
Site Plan
Grading & Drainage Plan
Utility Plan and Profiles
Construction Details of site improvements as needed
Storm Water Pollution Prevention Plan (SWPPP)
Changes to the site plan after initiation of the Construction Documents will necessitate additional
services, based on the scope of the changes and progress of the Construction Documents. It is
understood that the Architect will prepare landscape, hardscape, and photometric plans, and these are
not included in the above set. Architect shall provide building footprints and utility locations, sizes and
