*Rules & Regulations
The following Rules & Regulations are in addition to rules, regulations, and restrictions found in the condominium documents, state statute, administrative code, city, county and federal law.
COMMON ELEMENTS:
Common elements shall be used only for the purpose for which they were designed, or for which the Board of Directors has established written guidelines for use.
HEALTH, SAFETY & WELFARE
In an effort to encourage safe and organized use of the common areas and shared facilities throughout the La Mer complex the following rules shall apply until amended by a majority vote of the Board.
1. Sitting on, standing on or climbing over the railing on any balcony, or the pool deck, or any other elevated deck at the La Mer complex is prohibited.
2. Drones and all other types of remote controlled devices not used for medical purposes or designed or intended to assist a disabled person are prohibited from use in the common areas.
3. Roller blades, roller skates, skateboards, unicycles, bicycles and tricycles are prohibited from
use in the common areas with the exception of bicycles which riders may use to ride in and out of
the garage area on the driveways.
4. With the exception of wheelchairs and/or scooters designed to transport injured or disabled
persons, battery or motor powered riding devices or; devices that are propelled by some type of
pedaling action are prohibited from use in the common areas.
5. SMOKING IS PROHIBITED in the swimming pool, anywhere on the pool deck, in the visitor
reception area in front of La Mer’s main lobby area, in all elevators, in all lobbies and corridors, in all interior common areas of each building except for individual units. The no-smoking ban includes cigarettes, cigars, pipes, e-cigarettes, vapor cigarettes, hookah pipes or any similar device used for smoking. Smoking is permitted in the garage areas and on the driveways.
REGISTRATION OF FAMILY MEMBERS, GUESTS AND VENDORS (res 04032014)
1. In order to provide security on the La Mer complex all family members, guests and vendors authorized by the owner(s) of a unit to enter the La Mer complex without further need for verbal
authorization must be registered in management’s unit owner database.
2. Authorization of family members, guests and vendors must be submitted by the owner(s) or
named tenant of record of the unit, in writing, and must include all information requested on the
Association’s Registration Form.
3. Registration of family members, guests and vendors shall be approved in one of two forms;
LIMITED ACCESS or UNLIMITED ACCESS.
4. LIMITED ACCESS registration shall authorize family members, guests and vendors access into the
La Mer complex and into a specific unit in accordance with the dates and terms provided on the Registration Form. LIMITED ACCESS registration will not authorize use of common area facilities. Non-resident family members, guests and vendors will be issued LIMITED ACCESS registration. Family members, guests and vendors of a TENANT will be issued LIMITED ACCESS registrations.
5. UNLIMITED ACCESS will only be approved for family members and guests for the time periods the family member or guest is residing in the unit.
BADGES FOR IDENTIFICATION
1. Identification badges supplied by La Mer’s management staff or security personnel are required for use of the pool deck, barbecue grills, health club, tennis courts and/or any other common area facility. Identification badges will be issued at no charge to unit owners, lessees of record and registered guests as proof of residency. Person(s) attempting to use La Mer’s common areas without a valid identification badge will be considered trespassers and/or unauthorized residents and asked to leave the facility and/or property.
