*Rules & Regulations
The following Rules & Regulations are in addition to rules, regulations, and restrictions found in the condominium documents, state statute, administrative code, city, county and federal law.
USE OF PARKING SPACES:
1. Unit owners, lessees and occupants of record must use the parking space deeded or assigned to
their unit unless a temporary space assignment has been designated by the supervisor of the Valet
Department.
2. Random parking by unit owners, lessees, or occupants of record is prohibited and may result in their
vehicle being towed off the property, deactivation of their bar coded parking decal and/or a fine being
levied against them for violation of the association rules & regulations.
3. Random parking by employees or vendors may result in their vehicles being towed off the property
and/or being refused future admittance onto the property.
4. All vehicles should be centered within the boundary lines of the parking space. At no time shall any
portion of a vehicle extend beyond one space and encroach into a second space.
5. All vehicles should be pulled in straight, not backed in.
6. All vehicles should be pulled all the way up to the parking bumpers.
7. Vehicles leaking oil or other automotive fluids are prohibited from parking on the premises of La Mer.
Any cost incurred by the association in cleaning an oil or fluid leak will be charged as a special
assessment to the owner of the vehicle or to the unit.
8. Parking spaces may not be shared by two or more vehicles.
9. Unit owners, lessees or occupants of record are prohibited from parking commercial vehicles,
trailers, motor homes or boats on the premises of the La Mer complex unless they are engaged in performing a business service and complying with all rules & regulations governing outside vendors. A commercial vehicle, trailer, motor home or boat will be defined as:
9a. Any vehicle designed and/or used for any purpose other than private transportation. 9b. Any vehicle advertising the name, address or telephone number of a business
9c. Any van or truck that does not have side and rear passenger windows
9d. Any vessel that is primarily designed for use on a body of water.
10. Automotive repairs, other than emergency starting services and locksmith services, are not permitted on the complex of La Mer.
11. Any unit owner, lessee or occupant of record leaving town for any length of time should leave an extra set of car keys with the valet department in the event the car has to be moved. From time to time work must be performed in the common areas of the garage that requires the relocation of vehicles. If extra keys are not available with the valet department and the unit owner, lessee or occupant of record cannot be located, all costs incurred in moving the vehicle will be charged as a special assessment to the vehicle or unit owner.
12. All drivers are required to comply with the posted 5 mile per hour speed limit.
13. Any fee received in connection with the temporary use of a parking space is used as income for the
association and is not paid to the assignee or deed holder of the parking space.
VALET SERVICE / ADDITIONAL VEHICLES:
1. The parking spaces inside the upper level parking deck shall not be assigned and are reserved for the
exclusive use of the valet department.
2. Unit owners, lessees or occupants of record possessing more than one vehicle and requiring
additional parking must register their extra vehicle(s) with the valet department and use the parking
services provided by the valet department.
3. The availability of extra parking spaces varies and cannot be guaranteed. The association reserves
the right to deny or restrict the number of additional vehicles accepted by the valet department and
allowed to park on the premises.
4. The valet department must have a spare set of keys for every vehicle in their custody.
5. A service fee is charged for the use of an extra parking space and/or valet service. Non- payment of
the service fee will result in the suspension of parking privileges for the additional vehicle(s) and may
result in further collection procedures by the association.
6. Unit owners, lessees and occupants of record with additional vehicles are prohibited from self-
parking at random inside the garage or in any of the outside parking spaces.
