LANDSCAPE BUFFERS
The diagram shown opposite illustrates the extent to which
generous buffers have been allowed for in the northeast,
east and south of the site as well as utilise the existing heavy
vegetation on the western boundary. The minimum size of
the buffer is 5m (minimum 9.5m to the northeast corner),
however, these have been designed to have an informal
character and so the buffer areas undulate into the site
meaning that in most places the landscape buffers will be
substantially greater than 5m and up to 15m in places.
This along with the informal nature of the layout, domestic
scale and mass of the units, local material palette, plotting
of units (individual houses on good sized plots allowing gaps
between the built form) and informal, low key appearance of
the private drives ensures a rural character to the scheme
and the reduces visual impact in comparison to the previously
submitted scheme
To keep the rural character of the scheme the perimeter
roads are designed as private drives with a minimum width
of 3.7m helping to keep the width and formality of these roads
to a minimum. This same character could not be delivered
if a full perimeter road is inserted to the eastern edge as it
would then serve more than 5 dwellings (the maximum for
a private drive). In this scenario a full two way carriageway
(4.8m) would be sought with radii to suit a large refuse truck
navigating the road. The result would be increased tarmac
area and increase in the formality of the road geometries,
encroaching into the landscape buffers and losing the rural
edge character. To ensure there is a clear connection to the
eastern edge, however, it is proposed to create an informal

footpath connection to the northeast corner ensuring full
connectivity to this edge of the site.
