RURAL CLUSTERS

The proposed site layout plan is designed to reflect rural

clusters in and around Newington following a Village Character

Study. Numerous examples of these clusters exist locally (as

illustrated opposite) with many having the feature of being

accessed off a primary road, with a road leading to a small

cluster of buildings within a countryside setting. Further these

clusters result in a ‘dead end’ or ‘cul-de-sac’ arrangement

which reflects a rural character such as a farm stead or indeed

workers cottages accessed off a main road.

The proposed site layout reflects this rural approach with the

main access from the A2 to the north coming down into a

cluster of development. To the north-west is a more formal

The primary road as it enters from the north gets organically

narrower in width as it serves fewer and fewer properties and

becomes more informal in nature with organic road geometries

along private drives. Although these private drives are ‘dead

ends’, they will not have the character of a 1960’s cul-de-

sac, but rather appear as small country lanes leading to

properties fronting out into the proposed green buffers and

rural landscape beyond.

Within the Newington area there are few examples of rural

developments that have an encircling road layout to the

external boundaries of the site which provide a continuous

vehicular loop.
