Project Initiation
WGI believes in a holistic approach to design, from the project initiation through construction administration. E ective communication is key to our approach. This is accomplished by ensuring that the leaders for each discipline are in- cluded at every step of the design and construction process, including during the scope development. At the initiation of any project, the WGI project man- ager and WGI discipline leads will meet with the City’s project manager and City sta to re ne the scope of services. Having all discipline leads provide input on the scope re nement process ensures all aspects of the design pro- cess have been identi ed, reducing the potential for additional services later during the design process, ultimately saving the City time and money. After the City has approved the scope and authorization to proceed has been granted, the WGI work plan immediately begins.
The WGI Work Plan
Due Diligence/Inventory and Analysis
The initial site analysis will begin with investigative services including survey, subsurface utility exploration (SUE), geotechnical exploration, and environ- mental assessments.
Surveying will provide boundary, topography, and legal descriptions. To pro- vide the quickest and most e cient data collection possible, our team will utilize mobile LiDAR to scan the entire project and adjacent properties within a day instead of weeks. The WGI SUE Team will use ground penetrating radar technology to identify all underground utilities. Our team will also employ aerial drones for a variety of uses, from scanning to aerial photography. This data will be invaluable in the initial planning phases of the project. Our surveyors will also include geometric control for construction and as-built documents for nal certi cations.
The WGI Team will perform on-site analysis to identify site conditions and constraints that a ect the proposed project. On-site analysis will include en- vironmental assessments, identifying vegetative communities, o -site views,
photographic analysis within the site, and any other relevant techniques to provide site speci c information to tailor the project design to the site.
An important aspect of the on-site analysis phase will be a tree inventory and analysis of the site’s existing vegetation. Our team’s experienced landscape architects will ensure an accurate inventory is created. The tree inventory will include the location of the trees on a site plan and describe each tree’s height, species type, canopy, caliper, and condition.
The WGI Team will also develop an o -site analysis including the following: adjacent land uses, current and future tra c circulation adjacent to the site af- fecting ingress and egress, adjacent rights-of-way and easements, roadways (existing and proposed improvements), FDOT and ‘Greenbook’ requirements and standards, and photographic analysis of views of the site from o site. Utility maps, previous system studies, as-built plans, aerial photos, previous design reports, and a variety of other project speci c information will also be reviewed. These preliminary design e orts will begin to provide further insight into required/desired drainage, materials, character of architectural features, and site amenity themes.
Master Plan Re nement
The team’s approach to providing the necessary services for master planning will be based on a clear understanding of the preliminary master plan and an evaluation of the remaining planning.
WGI’s comprehensive approach to successful master planning incorporates analyzing environmental issues, site constraints, land use patterns, tra c planning, and obtaining public consensus. We understand the relationship between responsible planning and successful redevelopment. Our team of professional planners and designers will work on the City’s behalf to garner the most e ective and e cient approach to re ning the master plan.
WGI’s re nement of the master plan will include a synthesis of the results from the inventory and analysis, investigative services, analysis of the existing mas- ter plan, preliminary design studies, data collection, and City sta input.
