Preliminary Plan Development – (30% Phase)
❱ Prepare preliminary (30%) design plans which include supporting calcula- tions and cost estimates
❱ Conduct pre-application meetings with regulatory agencies
❱ Initiate a Peer Review of the 30% plans and incorporate comments into the plans
❱ Meet with City sta  to present the 30% plans and establish a timeframe for when comments will be received from sta 
Conceptual Plan Development – (60% Phase)
❱ Prepare 60% design plans including supporting calculations, speci cations and updated construction cost estimates. This phase will incorporate com- ments received from the City in the 30% conceptual design phase including input and permit requirements/conditions from the regulatory agencies
❱ Prepare and coordinate legal documents and exhibits that will be needed for construction, ingress/egress or infrastructure improvements
❱ Perform peer review and quality control review on plans, calculations, and speci cations
❱ Prepare and submit permit applications to required agencies. WGI incor- porates a systematic approach to permit follow-up and tracking. We pride ourselves on our ability to address permit issues and secure permits in a timely manner
❱ Meet with the City sta  and present the 60% plans and preliminary calcula- tions and establish a timeframe for when comments will be received from sta 
Design Development of Plan – (90% Phase)
❱ Prepare 90% design plans including supporting calculations, speci cations, and updated construction cost estimates. This phase will incorporate com- ments received from the City in the 60% design phase, including input re- ceived from the regulatory agencies
❱ Prepare  nal legal documents and exhibits that will be needed for construc- tion, ingress/egress, or infrastructure improvements
❱ Address all comments received from the permitting agencies and make the required changes to the plan and supporting documents to secure the per- mits. WGI will always keep the best interests of the City in mind when nego- tiating with the regulatory agencies. We have the experience and expertise to know when a regulatory requirement is arbitrary and capricious and will do everything we can do to protect the City and mitigate any unnecessary requirements placed in the permits
❱ Secure all permits and inform the City of any special conditions or conditions that may a ect the schedule or budget
❱ Perform peer review and quality control review on plans, calculations, and speci cations
❱ Meet with the City sta , if necessary, and present the 90% plans/reports and preliminary calculations and establish a timeframe for when comments will be received from sta . We will give the City an update on the status of all permits and any outstanding issues at this stage
