SHOULD YOU USE AN ESTATE AGENT
OR DO A PRIVATE SALE?
raditionally, most property sellers choose to use an estate agent to market
your house. A great estate agent should be able to make the selling process as
stress-free as possible and should be able to answer all the queries you may
have along the way. They should be excellent marketers, good negotiators,
able to finalise a sale on your behalf and handle all the running around for you.
Unfortunately, there are also poor property agents who may in fact irritate
potential buyers, not return your phone calls or emails, and present your home
poorly. If, by some miracle, you still manage to sell your property you will
probably feel upset about paying the estate agent’s commission.
For this reason, some homeowners consider selling their homes privately.
Apart from saving estate agent commission, these owners prefer to be in complete
control of the process. Private sellers do not have to know all the legalities (the
conveyancing attorney will take care of the paperwork), but they do need to have a
basic knowledge of what is legally required to enter into a viable and legal Agreement
of Sale.
The owner also needs the confidence and especially

greatest challenge homes. Buyer enquiries do pose a potential security
risk, as they could be potential crooks or worse

negotiate without remain calm if potential buyers pass unkind remarks
about the property. However, the private seller’s
having a greatest challenge is being able to negotiate without
predisposition having a predisposition about the value of their own
home (exceptionally hard to do) and further they
about the value of need to have the ability to market their property
their own home effectively. Sadly, statistics prove that only 5% of
private sellers are able to sell their property
successfully, the balance inevitably turn to Agents to
market and sell their homes.
Ultimately, when selling a property, you would make
a choice between these two alternatives.
