Building #3, Stand Alone Railing:
o Remove and dispose of existing wood railing and replace with new metal railing to match existing metal gate.

EXTERIOR WOOD (PAINTING): Fifteen (15) resident buildings complete wood surface preparation and painting
includes wood balconies, wood/drywall soffits, and fascia only.
o JWC will ensure best efforts are applied to be in compliance with the specifications provided by Dunn-Edwards Paints for
the Cabrillo Square HOA.
o This proposal is presented in accordance with the specifications provided by Dunn-Edwards Paints on behalf of and
applicable to the Cabrillo Square HOA.
o In addition to the specification provided by Dunn-Edwards Paints, JWC offers the following additions to the Scope of Work.
• Power wash all surfaces using a high-pressure wash machine (water to be provided by Cabrillo Square HOA), with
cleaning chemicals added where necessary to remove all chalking and loose paint and dirt. JWC will not be responsible
for water damaged equipment, personal belongings, vegetation or similar items (as defined below).
• Seal all mildew, rust and water stains prior to painting, using Kilz pigmented sealer where required.
• Nail flush all protruding nails on wood surfaces and secure loose boards.
• Hand scrape, wire brush and sand all loose foreign material from wood surfaces prior to painting. Spot prime exposed
wood surfaces (bare wood).
• Prepare and paint all wood trim according to the Dunn-Edwards specification.
• Vegetation and personal belonging (bicycles, ornamental or decorative items, planters, fitness equipment, patio
furniture, satellite dishes, awnings, ceiling fans, screens, chicken wire, etc.) removal is the responsibility of the Owner.
Items not removed will be painted around. If JWC is required to return to paint (surfaces not painted) at a later date
due to vegetation and/or belongings not being previously removed, the Community will be assessed an additional
charge of $300.00 per hour. Investment Painting Services, Inc. will not be responsible for damaged or destroyed
vegetation or personal belongings not removed. Personal belongings must be in good working order and properly
secured prior to painting (example – door bells, lamps and other items attached to the buildings, etc.).
• Investment Painting Services, Inc. will not be responsible for pre-existing conditions or conditions not made known or
brought to Investment Painting Services' attention at the time the proposal is prepared. For example - overspray,
broken tiles, painted window and/or door frames, painted windows, paint drips or spills, painted surfaces where pre-
existing chalking existed prior to being painted by the previous painter, wood delamination, surface delamination,
water damage and damaged stucco.
