EXCLUSIONS:
This estimate does not include the following:
1) Any and all bonds if requested by OWNER and or governing authorities
2) All testing and inspections unless otherwise noted (UON).
3) Relocation, removal and repair of existing utilities and associated permits UON.
4) Removal of any contaminated soil, toxic waste or hazardous waste Work.
5) Repair of structural damage due inadequate backing, water intrusion and related damage.
6) Mold remediation or put back.
7) Door, door trim, Ramada, and wood stair stringers painting.
8) Architectural or engineering services.
9) Blueprinting fees.
10) Permits
11) Soils testing and reports.
12) Correction of concealed and/or unforeseen conditions.
13) Repair and/or replacement of enhanced finishes (mirrored walls, faux finishes, wallpaper, stamped
concrete, etc.).
14) Any Work not specifically identified in this breakdown.
15) Landscape or irrigation replacement.
16) Moving of Homeowners’ property.
17) Fascia Replacement: Cost for replacement per BPC scope is $20.00 LF with a Min. of 10LF per location.
Fascia corner/joint repairs cost are $25.00 each with a Min. $200.00
18) Stucco Repair Per Location: Cost for just texture repair is $7.00 SF, cost for full removal and replacement
(1 to 20) SF is $20.00 SF, (21 to 50) is $16.00 SF and (51 on Up) is $12.00 SF. Any stucco screed replacement
by LF = 1 SF of repair, Min. $400.00 per building
19) Deck Coating: Repair or replacement of homeowner deck coating. Cost per SF $8.00 to $16.00SF with a
$400.00 Min. per deck.
20) Roof Tile Replacement: Cost per tile $7.00 with a Min. charge of $250.00 per building.
21) Drywall: Cost per LF of tape repair is $7.00 LF, cost per SF of replacement is $4.50 SF with a Min. of
$250.00 per building.
22) Plywood entry or roof soffits: Cost per SF of replacement is $6.50 SF with a Min. of $225.00 per location.
CLARIFICATIONS
1) Changes in the Scope of Work not presently shown on the Plans and or Exhibits, whether made by
OWNER, City, Fire Department, Architect, Engineer or other Governing entity, will be charged as extra
Work. No additional work shall be provided unless approved in writing by the OWNER.
2) All finishes to match existing as close as possible with currently available construction products UON.
3) All finished surfaces shall be returned to approximately their pre-enhanced state. Any Work to improved
finished surfaces shall be approved by the OWNERs (BOD) and then charged on a Time and Material
(T&M) basis per Exhibit “B”.
4) OWNER to supply and pay for electrical power and water. Electrical power to be available from each
unit for Work associated with that unit. In the event house power is unavailable, JWC can provide rental
rates for generators instead.
5) During repair, removal, and/or replacement operations to complete this Scope of Work, components
related to, but not part of the Scope of Work, may be found to be too damaged or fatigued to reinstall, or
may fail due to vibration or other construction-related operations. Replacement and/or repair of any
such component will be considered extra Work, and will be charged on a T&M basis.
