off-site, do not permit economical bulk purchasing of materials within sixty (60) calendar days of the
date of initial material pricing, the ARCM shall be allowed recovery of documented material price
increases and/or additional material storage expenses during the course of construction.
11.18 MAINTENANCE. At the completion of any construction Work, the ARCM will provide the
ASSOCIATION with a CLOSE OUT MANUAL. The ASSOCIATION agrees that the ARCM is not
responsible for maintenance activities and that the ASSOCIATION will perform all recommended
inspections, maintenance and repairs as recommended in the CLOSE OUT MANUAL.
11.19 ACCESS TO DOCUMENTS. The ASSOCIATION shall provide the ARCM with access to all
existing litigation, arbitration, mediation, or other documents related to the Project defects pertinent to
this Agreement, and shall allow the ARCM to review such documents in the ARCM’S regional
office. If the ASSOCIATION prefers that the ARCM make copies of necessary documents, the
ARCM shall do so as a reimbursable expense billable in addition to the Contract Amount.
