The potential housing capacity of “50+” has been referred to in the application as the
               “minimum expectation”. This clashes with the next line on the document that the site should
               be developed at a “similar scale” to the 14 flats in Ashbourne Park. This equates to
               approximately 28 dwellings per hectare and a a maximum of 23 units.  The original
               applicatiom currently xxxx as an act of xxxxxx by the applicant.

               Scale and character Mr King has argued it as a crude measure===

               Thus, the document is inconsistent on its face. and its completely out of character with other
               metrics
