The original developer of Sun City Center was Del Webb. He did not be-

                    lieve in straight streets so all of the streets except SR 674 and Ricken-
                    backer Dr. have some sort of curve. He also did not want a funeral parlor
                    here so until sometime in the nineties the nearest one was Lewers in
                    Ruskin. We now have a funeral parlor on Rickenbacker Dr., The Sun City

                    Center Funeral Home.

                    At one time Del Webb owned all of the land in Sun City Center, including
                    Kings Point. He sold these properties. The residents of Kings Point, es-
                    sentially a condominium community, in the early days used the CA facili-

                    ties.  These  facilities  eventually  became  overcrowded,  and  the  CA  for-
                    bade their use by residents of Kings Point. The CA also sued the then de-
                    veloper because he was not building any new recreational facilities. This

                    suit was settled by what is known as “The 1984 Agreement,” pursuant to
                    which the developer would contribute a certain dollar amount for each
                    new plotted lot. A contribution has now been made for all lots within
                    Sun City Center. Some years ago it was realized that additional capital

                    funds would be needed as the recreational facilities were aging and new
                    ones were needed. The community agreed to impose a fee of $1,800 on
                    the resale of every home in SCC. This fee has recently been increased.

                    This fee raises about $200,000 each year, used for capital improvements.

                    The Directors of the CA are unpaid volunteers who work probably an av-
                    erage of forty hours a week. They are very dedicated.

                    All of the property available for development in Sun City Center has been
                    developed.  Since Sun City Center is fully developed, The latest develop-
                    er, Minto Corporation, a Canadian company, has departed SCC.


                    Caloosa Golf & Country Club is a private club. All other golf courses in
                    Sun City Center are owned by another Canadian Corporation, Club Link,
                    and are open to the public.

                    From time to time, the south course, Sandpiper, has a restaurant in the

                    old clubhouse. This is open to the public. Reservations for parties of sev-
                    en or more are required.  Call 634-7900.

                    The center of the “downtown” district is the corner of SR 674 and Pebble
                    Beach Blvd. On the NW corner is a new Chase branch bank. Walgreens is
