7. What methods do you use to market the property and attract
    tenants?

Our professional Property Management team will ensure that your property is
advertised with minimum fuss through our maximum exposure advertising
strategies such as:

   Internet Listings—www.taranto.com.au, www.domain.com.au and
     www.realestate.com.au (FREE)

   Standard Advertising photos for internet—internal and external (FREE)
   Rental summary sheets circulated to local professional offices and Wollongong

     University (FREE)
   Rental summary sheets placed on local professional notice boards and at

     Wollongong University (FREE)
   Updated rental list placed at our entrance with high pedestrian traffic flow (FREE)
   ‘For Lease’ sign is placed at the property (FREE)—If you would not like a sign please

     advise us
   Newspaper advertising—At cost from Illawarra Mercury

  Our office will go that extra mile to find a tenant rather than wait for a tenant to
  find us.

8. How will you conduct inspections with potential tenants?

Our office conducts ‘Open Houses’ according to demand. We will conduct at least 2
 Open Houses each week for the property and schedule additional inspections outside
 these to accommodate parties that may not be able attend the scheduled Opens.

 We will make an assessment of the best day of week and time of day to attract
 potential tenants and accommodate parking.

 Once the property is advertised and interest is obtained from a prospective tenant,
 these details will be added to our waiting list. When we have a day and time available
 each prospective tenant will be contacted by phone and SMS message to notify them
 of the open house. If potential tenants which to make a time outside the nominated
 time this can be accommodated.

 Our office conducts open inspections every Saturday. The property management
 team works on a rotating roster and the list of open inspections will be discussed and
 decided at the weekly property management meeting on Wednesdays.

Our property management team will continue to conduct open inspections until
suitable applications are obtained. Our team is very flexible with the number of
inspections they are willing to carry out per property.
