9. What is your process for reviewing and screening potential
         tenants?

We pride ourselves on our hard earned reputation therefore we will not allow
unsuitable tenants to reside in your investment property.

Prospective tenants are qualified as suitable by:

* Screening the applicant on TICA.
   (Tenants Information Centre of Australia)

This is the largest default tenancy data base operating throughout Australia and New
Zealand. If a tenant has left a property damaged or with a debt they may be added
on this database. In this case we would not commence a tenancy with the applicant.

* Confirm employment

We contact the listed employee by phone and confirm employment.

* Confirm previous or current rental history

We contact the current or previous agent with a list of questions relating to the
tenancy. We obtain a copy of the rental ledger to ascertain payment or any potential
arrears history.

* Assessment of the ability to afford rent.

This is assessed by obtaining copies of pay slips and or copies of bank statements.
We use a “common sense” approach in terms of other living expenses to assess if the
prospective tenant could afford the rent.

* Proof of identification

We obtain 100 points of identification to ascertain that the prospective tenant is who
they say they are. This includes a combination of photographic identification such as
drivers licence and or passport along with other supporting documents such as
Medicare card, bank cards etc.

   10. How will you collect the rent from tenants?

We must provide the tenant with at least one means to pay rent for which the tenant
does not incur a cost (other than bank fees or other account fees payable for the
tenant’s transactions) as per the Residential Tenancy Agreement.

Upon successful application we issue the tenant with a reference number and
provide them with the bank account details for direct payment in to our bank account.

We do not encourage tenants to pay with cash or cheque however we would accept
payment over the counter should the need arise.
