Rent increases:
As part of our service to our investors we realize the importance of rental returns and
we are constantly monitoring the current market rent on your behalf. We will review
the weekly rental amount automatically when a tenant vacates and advertise the
property immediately at the reviewed amount.
In addition to this, we will send you a letter at the end of the month before your
tenants lease expires to remind you of this and to ask if you would like the weekly rent
reviewed. Please note to put a rent increase in place your tenant will need to be on an
expired lease and you are required to provide 60 days notice plus 4 days postage.
If at any stage you would like to discuss your tenants rent or the current market
trends do not hesitate to contact us.
Routine Inspections:
You will receive an invitation to the scheduled routine inspections. We take this
opportunity to review the rent which will be discussed with you.
Vacate:
Once we receive notification that your tenant is vacating we will contact you
immediately to discuss various matters including:
* Future marketing including possible review of the rent price
* If you would like to be present at the vacate inspection (not necessary however
some landlords like to)
* Report of condition of the premises at the end of the tenancy
14. How often will money be paid to our bank account?
We are happy to adjust your payment timing to suit your needs. You can be paid at
mid (on or around the 15th day of each month excluding public holidays and
weekends) and end of month (last week day of each month) or you can simply receive
one payment at the end of the month. Your funds will be electronically deposed in to
your nominated bank account and the funds are cleared automatically.
You will promptly receive a fully computerized statement of your account and if any
accounts were paid that month on your behalf the original invoice will be
attached for you to store with your property records ready for tax time.
