                       As requested at a  recent meeting,  please note our proposal in accordance with the attached outline
               specifications and drawings. Our submission is based on our understanding of your requirement, from
               information provided to us by your staff.
                       Our proposal includes for the Design-Build construction of a 22,000 square foot facility measured from
               outside building lines.

               Total Lump Sum Price:        $                           (including or excluding allowances)
                                            (Including or excluding all applicable taxes at current rates)

                       Although our proposal is on a turnkey basis we have (included or excluded) the following allowance items
               as agreed
                       1.  Landscaping including sod, seeding and plantings     $15,000.
                       2.  Finishing Hardware for doors (purchase only)          $8,000.
                       3.  Washroom Accessories (purchase only)                  $3,000.
                       4.  Brick Exterior (purchase only per 1000 units)           $550.
                       5.  Flooring (purchase only)                             $16,000.


                       Allowance amounts will be adjusted and finalized upon receipt of firm pricing, based on your actual
               requirements, preference and selection.
                       As no construction financing is available with this offer, terms of payment including the statutory holdback
               will be in accordance with the enclosed standard form of contract. This offer is open to acceptance for a period of
               (30) thirty days and can only be extended in writing by our office.
                       Our tentative schedule (copy enclosed) indicates (3) three weeks to complete the working drawing phase,
               (2) two weeks for the building permit and approximately (5) five months of continuous on site construction to
               substantially complete the project.
                       We have all the resources available for an immediate start on your project and look forward to serving you
               in the very near future.
