Escro ill be opened hen the title compan is in receipt of a completed and signed purchase contract
including all addendums and amendments.

The receipt for earnest mone is deli ered to both agents and the lender ithin 24 hours of receipt along
ith the escro number and escro officer's contact information.

The Title Commitment is ordered and recei ed, then sent to agents, lender, bu er and seller.
The Homeo ner's Association is notified and statements are ordered.
Seller s ritten mortgage loan pa offs are ordered.
Lender pro ides documents to escro officer.
Upon lender s authori ation, escro officer schedules signing appointment ith bu er and seller.

Escro signing takes place ith both bu er and seller prior to the closing escro date on the contract.
Both must bring alid photo identification for Notar Public purposes. Upon completion of signing,
documentation is returned to lender for re ie , appro al, and funding. The funding process can take 24
to 48 hours after the lender recei es the documentation. Once funds are recei ed the transaction can
record.

Once recording information is confirmed, the funds are disbursed, including commission checks, and
final closing packages are read for pick up, deli er , or mail.
