Act as a neutral 3rd part & hold the earnest deposit in their trust account.
Send out the copies of the CC&Rs and the Title Commitment to appropriate parties ithin 3-5
business da s hene er possible.
Work ith the seller and their lender to pa off all the loans the ma ha e on the propert .
Order all required information, forms, etc. from the Home O ner's Associations if applicable
Prepare Settlement Statement and Closing Documents after receipt of loan package from the lender.
Coordinate and prorate the ta es, along ith an homeo ners insurance pa ments necessar for the
final documents.
Re ie the file for all Pa offs, Home Warrant , Termite Report, Insurance, etc. and contact
appropriate parties as needed.
Arrange time for both Bu er and Seller to come into the office to sign all necessar documents.
Facilitate the actual signing of all paper ork.
Coordinate ith the lender to arrange for all the funds to be recei ed in a timel manner.
Record all documents ith the Count Recorders Office. Disburse copies of all documents and
monies to the appropriate parties.
Issue Title Insurance to protect ou should there be a problem ith the title in the future.
