SOUTHERN NEVADA COMMUNITIES




          Laughlin
          Laughlin sits about 90 miles south of Las Vegas along the Colorado River, near the point where
          Nevada, California, and Arizona meet. It is an unincorporated resort community known for river-
          front entertainment, gaming, boating, and golf. The area offers a mix of housing choices includ-
          ing single family homes, condominiums, townhomes, apartments, and manufactured housing.
          Laughlin has roughly 7,500 to 8,000 residents in 2026 estimates and features about 9 resort hotel
          properties with roughly 10,000 hotel rooms, reflecting some consolidation from earlier counts.


          Mesquite
          Mesquite is located northeast of Las Vegas near the Arizona border and continues to grow as
          both a residential community and weekend destination. It is popular for golf, outdoor recreation,
          and resort amenities. The city includes a municipal airport, arts and cultural facilities, senior and
          recreation centers, museums, rodeo grounds, and an expanding parks and trail network. Nearby
          access to state and national park land adds to its appeal. Mesquite’s population is now estimated
          at about 24,000 residents in 2026, showing steady long term growth.


          Mount Charleston
          Mount Charleston is about 35 miles northwest of Las Vegas in the Spring Mountains within the
          Humboldt Toiyabe National Forest. The area provides a cooler alpine environment that contrasts
          with the desert valley below. Lee Canyon offers seasonal skiing and snowboarding, typically op-
          erating in winter months when snowfall allows. The community consists mainly of custom cabins
          and mountain homes surrounded by forest terrain. Year round activities include hiking, camping,
          and trail exploration. The residential population remains small, with well under 1,000 full time
          residents, though visitation is high throughout the year.


          Pahrump
          Pahrump lies about 60 miles west of Las Vegas near the Nevada California border and serves
          as the largest community in Nye County. It has grown steadily with new housing developments
          and expanded commercial services. The area includes large residential subdivisions, rural prop-
          erties, and manufactured housing communities. Retail growth, local wineries, gaming proper-
          ties, and small business development support the local economy. Current 2026 estimates place
          Pahrump’s population at about 45,000 residents, continuing its gradual upward trend.
