LOFT LIFE CONVERSIONS – GENERAL SPECIFICATION

DORMER ROOF

High quality 20 year Guarantee, on 18mm external quality plywood, on firings @ 1:40 fall. All onto flat roof joists

as specified on plan. 100mm Celotex insulation between joists. Lined internally with plasterboard.

DOUBLE GLAZED ROOF WINDOWS

Openings to be fully trimmed using 2x100x50 SC3 rafters and installed to manufacturers recommendations. All

windows to have inner pane of min 4mm toughened glass to give AA rating where below 800mm.

STAIRCASE

All risers/going to be uniform throughout flight. Max 42* pitch. Min 16mm nosing. winders to have equal angles

on plan and min.50mm around newel posts. Min. headroom as per part K (min. 1800-2000mm depending on

position).

GUARDING (SPINDLES)

Balustrade to be min 900mm above nosing line of staircase/landing. No part of balustrade to allow passage of

100mm dia sphere to pass.

DOORS

All doors leading to habitable room off existing stairwell to be fitted 1/2 hour fire resistant to building

regulation requirements / intumescent coating to existing doors.

VENTILATION

All rooms to have openable windows - 1/20 of floor area with part min. 1750mm above floor level. Areas to have

background ventilation of min. 8000mm. 25mm continuous strip ventilation to eaves, circular/square vents to

existing eaves@400cc. Tiles/ridge vents to apex at 1500 c/c to give 5mm continuous vent. All vents to have insect

mesh.
