Owner/User: Brandywine Red Clay Alliance
Location: West Chester, Pennsylvania
Design Statement: Bernardon teamed with the
Brandywine Red Clay Alliance (BRCA) in the adaptive
reuse of the historic Browning Barn to provide space for
classroom instruction and meetings along with support
spaces for teacher preparation and storage of educational
materials. Symbolic of historic barns in Chester County,
the barn has approximately 9,800 square feet on three
levels, two of which open onto grade.
Overall the structural elements of the Barn were in good pre-existing conditions
condition. Unfortunately, the exterior walls and roof had
suffered from a lack of ongoing maintenance. To prevent roofing and exterior siding with thermal insulation and a
further deterioration and to accomplish the goals of the vapor barrier; new windows and doors; new gutters; and
BRCA, improvements included the stabilization and repair updated electrical service and fixtures to ensure compliance
to exterior masonry walls and the structural frame; new with current codes.
