QA. What challenges do you see for this project in three areas?
■ Approvals
■ Answer: As illustrated in the Request for Proposal document, the base zoning is not as “cut and
dry” as we would like. So, our only challenges for the project would fall in this category. Howev-
er, we have provided an optional solution that does conform to the base zoning and illustrates
our creative thinking to finding solutions.
■ Design
Answer: As industry leaders in the design of multifamily housing solutions, we do not see any
design challenges with the proposed project. We look forward to contributing our design knowl-
edge and expertise to help Tsionas bring this project to reality.
■ Construction Systems
Answer: We see multiple options for construction systems and have engaged a local structural
engineer with a national presence who will provide options to arrive at the best solution for the
project.
QB. Explain how you will approach working in a collaborative team environment with an active Owner
and a Construction Manager already on board.
Answer: Even during the recent pandemic, Bernardon’s design approach has remained collabo-
rative, and we have focused on making it even more inclusive. Whether via digital, remote, or
in-person meetings, we take pride in engaging with clients and all members of the project team
to achieve the best possible design solutions to meet the goals of our clients. We will assign a
Project Director to be the main point of contact for 1010 Grant, but all members, even the Prin-
cipal-in-Charge, will be actively involved. Our previous relationship and knowledge of the own-
er and CM, we feel, gives us an advantage. We understand that inclusiveness and collaboration
during all phases of design and construction are critical to the ultimate success of the project!
QC. What are your proposed grounds for additional services?
Answer: Our services are limited to the scope of Basic Services described in the preceding pages.
If the scopes of the project or our services change, we reserve the right to invoice for Additional
Services.
QD. In your experience, what key items are important for the project to be successful?
The key elements for a successful project include an inclusive design and construction process;
collaboration; creative thinking; clear and direct communication; and setting expectations early.
Our most successful projects have achieved all of these elements, evidenced by the successful de-
livery of the final product and the performance of the community.
