CLARIFICATIONS
1. Preliminary plans do not indicate an area designated for a commercial kitchen and therefore we have not
included documentation of utility connections to the commercial kitchen/bar areas in the fee. A cost for
providing this documentation can be as an optional service upon request.
2. We have included code compliant lighting design for back of house spaces only. Lighting design and
fixture selection for residential units, amenity spaces, and event spaces shall be by others.
3. We have included documentation of back box & raceways for tele/data and security systems for
infrastructure distribution within units, amenity spaces, and retail spaces. Locations, system design, cable
design and specification by others. AEI will provide raceway and power documentation designed by others
for phone, security and computer assuming the information requirements are provided in the normal
sequence of work.
4. Our work will be documented to 5 ft. outside the building footprint.
5. Estimating services will be by others.
6. Specifications will be a book-type specification.
7. The construction documents will diagrammatically identify the scope of work necessary for code compliant
MEP/FP systems. The contractor is responsible for providing all means, methods, and components
necessary for a complete installation.
8. Performance specifications will be provided for the fire protection, fire alarm, and emergency responder
radio coverage (ERRC) systems. The awarded contractors are responsible for providing detailed design
and preparation of signed and sealed engineering documents for review/approval from the owner’s
insurance carrier and local authority having jurisdiction.
9. Drawings will be prepared in REVIT.
10. We have anticipated design of an emergency/optional standby generator and have included it in the base
design fee.
11. Contract drawings will indicate that the MEP/FP contractors are responsible for providing reproducible as-
built drawings. If the contractor is not capable of providing the as-built documentation, AEI has provided as
cost to provide record documents based on the contractor’s mark-ups as an optional service.
12. Changes after bid/permit issuance will be billed on an hourly basis.
13. We have not included LEED, Energy Star, or similar program submissions. A cost for providing
submissions associated with these programs can be provided upon request.
14. Construction Administration fee includes shop drawing review, and RFI responses. Where clear direction
can be provided without issuing updated design drawings (i.e. written directives), sketches and/or drawing
updates will NOT be issued with RFI responses. If required by the C.M./G.C, a cost for providing this
service can be provided upon request.
15. AEI does not anticipate attending weekly or biweekly meetings during construction. Any site visits in
excess of what has been allocated will be charged on an hourly basis.
16. The commercial building section of the International Energy Conservation Code requires commissioning of
the building MEP systems (C408). A cost to provide these services can be provided upon request. The
owner also has the option of retaining the services of a qualified agency to perform these services.
17. We anticipate the architectural design of the building will comply with the prescriptive path of the
IECC/ASHRAE 90.1 and have therefore not included an energy model in the base fee. A cost for preparing
the energy model and associated documentation can be provided upon request.
