SCOPE OF WORK
MECHANICAL • Code research, and identification of system opportunities.
Apartment heating/cooling equipment will be selected based on
direction after up to three system options are provided during the
schematic phase. Apartment corridors heating/cooling/ventilation
will be provided by either packaged rooftop gas/electric equipment
or DOAS/ERU systems to maintain building pressurization.
• Calculation, selection and design of individual unit HVAC systems
for each common area/space and apartment unit type. Amenity will
incorporate appropriate systems to address building envelope,
occupant, and ventilation loads within the structural/architectural
constraints. AEI anticipates the amenity HVAC system will be the
same as the central HVAC system
• Code-compliant ventilation system for residential support spaces,
and retail. We anticipate natural ventilation will be provided for the
apartments and mechanical ventilation will be provided for common
areas/corridors.
• Code-compliant exhaust system. We anticipate either ceiling
cabinet exhaust fans for the apartments or constant exhaust to
ERUs on the roof. Rooftop domex systems are anticipated general
exhaust (trash rooms, electric rooms, IDF, etc.).
• Space conditioning for elevator machine rooms and main trash
rooms.
• Ventilation and exhaust for diesel fire pump and generators
• Stair tower pressurization.
• Elevator shaft pressurization (if applicable).
• Gas venting for hot water heater/HVAC (if applicable).
• Documentation will include floor plans, equipment schedules,
installation details and a book specification.
ELECTRICAL • Code research
• Investigate electric service options and coordinate with utility.
Based on the size of the building we anticipate an HT service with
HT switch, substation and individual tenant sub-metering for each
apartment, plus house meter.
• Calculations and design of interior power distribution system
including documentation of substation and power distribution. We
