13. All policies shall be issued by one or more responsible insurance companies satisfactory to Landlord with a financial rating of
at least an A---as rated in the most recent edition of AM Best’s Insurance Reports and in business for the past five years and
licensed to do business in the state where the Shopping Center Complex is located.
Tenant shall indemnify and hold harmless Landlord from and against any claims, actions, or damages resulting from acts or
neglects of Tenant, its agents, employees, contractors or subcontractors in the performance of Tenant’s work.
