4.     Rear security lighting as per Landlord’s architect’s specification.

         BERNARDON    5.     Install canopy lighting and wire circuits to House Panel, if applicable.  Circuit to be on a photo cell.

                      6.     Make all necessary electrical connections for heating and air conditioning equipment, only equipment as specified in
                             Section G. of this exhibit (Heating and Air Conditioning and Ventilation System) and Section H. of this exhibit (Plumbing).

                      7.     Landlord will provide temporary T-Stat for HVAC units.

               D.     TELEPHONE:

                      1.      Landlord shall install two (2) one inch (1”) empty conduits and pull string from the demark in the mechanical room to
                             interior side of rear wall and adjacent to electrical entry conduit, terminated six inches (6”) above finished floor level.

               E.     CEILING:                                          Existing to remain

                      1.     Open to structure above. No ceiling.

               F.     HEATING, AIR CONDITIONING AND VENTILATION SYSTEM:  BERNARDON NOTE: REMOVE EXISTING RTU, PROVIDE NEW

                      1.     Provide gas or electric (as available) heat and air conditioning roof top unit(s) for each tenant space.

                      2.     Landlord shall stub supply and return sheet metal duct drops through roof into tenant’s space. Tenant shall be responsible
                             for all distribution ductwork.

                      3.     At Landlord’s option, heating and air conditioning design provided, will be based on:

                                    (a)  Minimum requirements set forth by the American Society of Heating, Air Conditioning, and Refrigerating
                                        Engineers (A.S.H.A.R.E) and/or
                                    (b)  Minimum of one ton of air conditioning per three hundred fifty (350) square feet of sales and heat as
                                        required by Landlord’s architect to meet Landlord’s specifications.

               G.     PLUMBING:

                      1.     A metered 1” domestic cold-water connection shall be provided overhead in the tenant space.

                      2.     4” Sanitary piping shall be provided below slab, cap for future waste connection.

                      3.     If required, Landlord shall install a properly sized grease line per code with capped connection within tenants’ space.

                      4.     Existing restroom to remain.  BERNARDON NOTE: Removal of ACT ceiling and grid only, all
                                                  other items to remain. Patch and repair walls as needed
               H.     GAS:

                      1.      A gas line, sized appropriately, will be installed from the gas meter to the HVAC units on the roof.  A 1” max drop will be
                             provided into the tenant’s space for tenant’s future use.

               I.     FIRE SPRINKLER SYSTEM:

                      1.     Landlord shall supply and install a complete fire sprinkler and fire alarm systems at Landlord’s sole cost and expense.
                             The fire sprinkler and fire alarm system shall be installed in accordance with applicable building codes.  Monitoring
                             devices, alarms, pulls, enunciator panels, visual and audio warning indicators, strobes, Knox box(es), and any other
                             required materials, system testing, inspection approval by the local fire inspector if required, are the responsibility of the
                             Landlord.  Landlord will be responsible for any monthly monitoring and associated fees in connection with the operation
                             of the system during the Lease Term.


                               a)     Sprinkler heads shall be installed turned up thru out leased premises
                               b)     If additional monitoring devices associated with the fire alarm system are installed by the tenant, the tenant
                                      will be responsible for the coordination of the installation, preparation for connection to the Landlord fire
                                      alarm panel & programming; all at the tenant’s cost.
                               c)     Fire riser is located within the Common Area Room.

                               d)     Tenant is required to use Landlords Sprinkler contractor and fire alarm contractor for modifications to the
                                      system as required by Tenant’s work.  All programing of the fire alarm devices must be done by Landlord’s
                                      fire alarm contractor.
