Construction Exhibit for Lease in Shopping Center
Description of Landlord’s and Tenant’s Work as follows:
PART I – LANDLORD WORK DONE AT LANDLORD’S EXPENSE
Landlord agrees to construct for Tenant a standard store, in the area designated as Premises in Article I.
A. STRUCTURE:
1. FRAME: Shall, at Landlord’s option, be of steel frame, reinforced concrete or bearing wall construction. Governing
building codes shall apply.
2. EXTERIOR WALLS: Shall be of masonry or such other material or materials selected by Landlord.
3. HEIGHT: Shall be sufficient to allow a minimum ceiling height of approximately ten feet – six inches (10’-6”) or as
dictated by structural limitations.
4. FLOOR: Shall be compacted 4” aggregate base ready to receive 4” concrete slab by Tenant at Tenant’s cost.

B. STOREFRONT AND REAR SERVICE ENTRANCE DOORS: BERNARDON NOTE: EXISTING TO REMAIN STOREFRONT
Shall be designated by Landlord’s architect and shall be furnished in accordance with building codes. Glass storefront
shall include single-action entrance door.
1. Aluminum storefront window system with thermal break and insulated glass. As manufactured by Kawneer or approved
equal.
2. One (1) three foot by seven foot (3’0” x 7’0”) glass door with aluminum frame enclosure for each tenant space entrance.

BERNARDON 3. Standard storefront to be designed by Landlord’s architect and constructed by Landlord. Tenant’s internal store layout
shall not block or obscure store front in any manner. Tenant shall not apply any type of blackout material to the storefront.

C. ELECTRICAL:
1. Electrical service provided by Landlord will be 120/208 volt, two hundred (200) amps, three (3) phases, four (4) wires to
accommodate requirements of Landlord’s Work. One (1) 42 circuit 200 amp electrical panel shall be installed on rear

utility company charges and/or deposits shall be the Tenant’s responsibility.
2. Furnish and install 1x4 temporary light fixtures suspended from structure above for temporary lighting. Lights will be
switched at electrical panel. A minimum of one (1) night light or as required by code will be provided.
3. One (1) single circuit sign outlet located in front of each tenant space/canopy. Sign, installation and electrical hook-up
provided by Tenant. Sign will be wired to Tenant’s panel with time clock.
