Scope of Project: Landlord “Warm Dark Shell”
Dear Bidders:
ECHO Real Estate Services Company (“ECHO”) is interested in obtaining a proposal from you to perform the
architectural /engineering services for the proposed development project at the above referenced location. We are
requesting a proposal for each of the following phases of work based on the preliminary plan layout (provided in
electronic format):
I. Architectural Construction Documents
1. Complete preparation of A and E plans and specifications to meet current PA
Building Code, ADA Standards and ACHD requirements. BERNARDON
2. Assistance with bidding process only (contract award and project management by ECHO)
A. During the bidding process it shall be the only responsibility of the Architect to review RFIs
Scope of Services
The Architect’s proposal needs to include but not limited to the noted services as
part of the base agreement:
2. Preliminary Services:
A. Review the project requirements and schedules
B. Review Landlord criteria, Tenant criteria, exhibits, record information or other pertinent
project information
C. Ensure at minimum one (1) Site Survey for both Architectural and Mechanical consultants
3. Construction Drawing Services:
BERNARDON A. Provide schematic elevations for ECHO approval prior to releasing Construction Drawings.
B. Upon approval of the design package and authorization to proceed with this phase of service,
prepare a complete set of construction documents (Demolition, Architectural, Structural, Fire
Protection, Plumbing, HVAC & Electrical) on AutoCAD release 2002 or newer and
specifications in Word format for competitive bidding and all required approvals; and
C. Provide Pennsylvania seal.
4. Construction Phase Services
A. Upon award of the building contract and commencement of construction, the Architect shall:
i. Review shop drawings and required submissions
ii. Provide consultation to answer questions, respond to inquiries and assist in resolving
issues arising from the work.
