We obtained the annual food supply spend for each unit, to which we applied the GP%
from these projections to estimate an annual income from Food Sales. The results are
                  as follows:

                                                                                           Food and

The assumptions below result in an average weekly Food & Beverage income of £46k in
year 1, which is in the higher middle of the above results. We feel that the Hot Shots
Centre is distinguishable from the above operations in that it has the benefit of a
particular attraction to the Centre which those listed above do not enjoy.

TopGolf results show an average spend per visitor of £11.47 for Food & Beverage. We
consider that this should be reduced to reflect the generally lower disposable income of
                  the area.
