                  CONSTRUCTION PROCESS


                  The construction process for the Newcastle Centre, in accordance with best practice,
                  comprises various phases, each phase relating to the next, as below and included in
                  Appendix 6.

                  BUILDING DESCRIPTION



                  The Newcastle Centre will be based on a modular steel frame construction concept with
                  insulated cladding and glass to the facades. Internally, the design includes cantilevered
                  driving range bays with concrete floors. The internal walls are jumbo stud partitioning
                  with  limited suspended ceilings  where  necessary.  Completing  the  design  is  the  fully
                  fenced  driving  range  approximately  215mtrs  X  110mtrs  and  car  park  spaces  to
                  accommodate some 150 vehicles.

                  CONCEPT DESIGN & APPROVAL


                  The concept design is drawn in part from the exciting Bigshots facilities in the United
                  States and other centres, providing full driving range, Food & Beverage facility, along with
                  car parking and floodlighting for evening use. With their appointment, Nicholson Nairn
                  Architects,  following  input  from  all  parties  have  developed  detailed  drawings
                  incorporating all aspects of the Newcastle Centre requirements.
